What do title search and title insurance mean?

Let’s just say maybe they haven’t paid their property taxes for four years or three years or one year, etc. You basically don’t want to buy their debt. The lawyer is going to make sure that there’s nothing going on with the title.

There’s nothing funky. They didn’t finish the basement, not pay the contractor, and then the contractor put a lien on the house, etc. And then title insurance is basically, let’s just say you buy the home and there’s a fence in the backyard. And let’s just say you find that the fence is actually two feet onto the neighbor’s property and they say, Hey, you have to tear it down and move it over.

Then title insurance would cover that.
