“The landlord just told us that her son is moving in. Does she have the right to do that? Or can we stay?”

It depends if you are on a yearly lease or just month to month. For example, if you moved in six years ago and you signed a year lease and you’ve never signed one since, that just means you’re on a month to month. She can give you the 60 days notice for her son to move in there. She cannot give you 60 days notice if her aunt wants to move in there, or her best friend. It does have to be her child, her spouse, her spouse’s parents, or her parents if you were on a year lease. She can also not get you out if she sells. The only way you can leave is if you agree to leave. And most people who agree to leave, agree to leave because they’re being bought out. So basically the owner is giving them some kind of incentive to leave.
