Is Spring the best time to sell your property?

Among the seasons, spring has long been touted as one of the best times to sell. But is it truly the optimal season for selling your property?

While spring may seem like the ideal time to sell, it’s essential to consider some potential drawbacks:

Let’s just say for example now you list and you’re against ten other homes. If you do specifics to your house, there’s probably none that are just like your home, but there might be ten currently in your area. Like I said zero they’re exactly like yours, whereas if you list in the end of March or April or May there might be 75, 80, 90, 100 etc. Somebody might go to a home that has extra garage than yours, maybe has a bigger ensuite, maybe has a bigger backyard, maybe has no neighbors behind, maybe has a walkout basement, maybe has a basement apartment etc so you’re just not as much in the driver’s seat as you would be right now so a lot of people like to sell in off-season. They sell them off-seasons where they’re more in the driver’s seat and then they buy in busy seasons like in Spring. They sell now when they’re in the driver’s seat; There’s not a lot for the buyers to choose from so they get more money more bidding wars etc. and then they put their closing in for example April, May when there’s more for them to choose from so I would not say that is the best time to sell I would personally sell now and then buy in that time.

Depending on various factors such as location, market conditions, and personal circumstances, other seasons may offer advantages as well:

  • Summer: Although slightly less busy than spring, summer still attracts many buyers, especially families looking to relocate before the start of the school year.
  • Fall: The cooler weather and beautiful foliage can create a cozy atmosphere that appeals to buyers. Plus, with less competition than spring, your property may stand out more.
  • Winter: While typically considered the slowest season for real estate, winter can offer advantages such as less competition and more serious buyers.

It’s essential to weigh the advantages and disadvantages of each season and consider your specific circumstances before deciding when to list your home.
