How to get a home inspected but still go in with no conditions?

The spring market is coming and homes are popping up on the market daily. As many of you know in this crazy market most people are buying firm with no conditions on financing or home inspection. But since most of us don’t know what to look for in the windows, in regards to the furnace, or the foundation, then do we just cross our fingers and pray all is okay? No, this doesn’t have to be the case. You can still get the potential property inspected.

So how do you do that you ask? Well let’s say the property is listed on a Thursday, they normally hold offers over the weekend and sometimes even longer. During this time you can bring an inspector to comb through it so to speak with a fine tooth comb, so should you buy the property you aren’t getting into any surprises you hadn’t budgeted for. Now normally an inspection lasts for 3 hours however in this market good luck with that.

Often they will come with the buyer and do an hour mini inspection. They will check the main things, such as the foundation, the breaker panel, under the sinks, in the attic and so forth. Basically, they will do a fast-forward version of a normal inspection so that way you will be comfortable in your pricing knowing approximately how much you will spend for repairs and upkeep.
